Once land divisions were simple to process. Now they have become complex and require a well-thought-out approach. This is true for all sizes of projects, from a two-parcel lot split to a multi-lot subdivision. A few of the issues which must be evaluated: Zoning Requirements, Slope Constraints on Lot Sizes, Legal and Physical Access, Sight Distance Along Roadways, Compliance with Road Standards, Existing Easements and their Effect, Environmental Constraints, Water Availability for Domestic and Fire Fighting Uses, and Availability of Public Sewer or Adequate Conditions for Septic Systems. We recommend a thorough Feasibility Study prior to property acquisition or initiation of the Land Division Procedure.
