Land Surveying
More Than A Simple Boundary Determination
We have comprehensive experience in the analysis and solution of all types of survey-related situations, such as Encroachments, Boundary Disputes, and Easements. Every survey is performed to withstand the scrutiny of the courts. We are expert in Legal Description Writing and Interpretation, putting emphasis on the inclusion of the proper appurtenancy clauses to protect our clients and their successors. We are also mindful of the sometimes tense relationships that can exist between adjoining property owners, and we represent our clients carefully.

Grading & Drainage Design
A Sensitive Approach
Economic and reliable grading and drainage solutions depend on a thorough analysis of all contributing factors, such as the property's important features and its relationship with neighboring parcels. Careful consideration must be given to aesthetics, possible environmental impacts and adequacy of all drainage facilities. We are well versed in hydraulic calculation methods and we are thoroughly familiar with hydrology procedures and grading ordinances in San Diego County.

Land Division
An Opportunity to Maximize Your Property's Potential
Once land divisions were simple to process. Now they have become complex and require a well-thought-out approach. This is true for all sizes of projects, from a two-parcel lot split to a multi-lot subdivision. A few of the issues which must be evaluated: Zoning Requirements, Slope Constraints on Lot Sizes, Legal and Physical Access, Sight Distance Along Roadways, Compliance with Road Standards, Existing Easements and their Effect, Environmental Constraints, Water Availability for Domestic and Fire Fighting Uses, and Availability of Public Sewer or Adequate Conditions for Septic Systems. We recommend a thorough Feasibility Study prior to property acquisition or initiation of the Land Division Procedure.

Boundary Adjustment
A Valuable Tool
It is often possible to solve your onsite problems, or to enhance your property's value by utilizing the Boundary Adjustment Procedure. If an adjacent parcel can be incorporated into the equation, existing property lines can then be moved, either as an accommodation to physical constraints or to make property more desirable. It is also extremely advantageous should you be able to discover multiple legal parcels within your existing ownership, based on its Title History. In fact, on one Szytel Engineering commission, we found, through title research, seven legal parcels within one ownership. We then performed the Boundary Adjustment Procedure on the parcels, thus making them more marketable. In so doing, we eliminated the need to continue the processing of a costly Tentative Subdivision Map which had been filed by a previous consultant.

Septic Systems
Percolation Testing, Design, Problem Solving
When designing a septic system, competent civil engineering assistance and analysis are necessary to identify and comply with the multiple restrictions imposed by the County. Items that must be addressed include soil depth, setbacks from wells and utility lines, easements, setbacks from existing and proposed grading on adjacent parcels, avoidance of rock and filled areas, and depth of natural groundwater on the property. Early consideration of these design constraints is essential in developing a plan for your property that will not jeopardize its maximum potential. We are experts in septic system problem solving and have an excellent working relationship with the San Diego County Department of Environmental Health Services.

The Key to Success
Effective project management is a full time job, requiring technical knowledge and experience. An extremely important function of the Project Engineer is liaison with the public agencies and coordination of the various sub-consultants forming the Project Team. We offer our expertise in guiding your project from concept through design, processing and construction. Our focus is to continually monitor the work of those involved, thereby keeping the project on time, consistent with its goals, and within preestablished budget constraints.
